Architectural Designer

We are seeking an Architectural Designer or Architect with a minimum of 5-8 years of residential design and wood frame construction experience, preferably in a residential remodeling or homebuilding company. We are looing for a team player who puts both internal and external customers first, is solutions oriented, and respects the process we follow to get the job done.

In this role, you will be part of a collaborative team whose focus is to provide creative, one-of-a-kind design solutions for our clients. You will touch the project every step of the way including site analysis and due diligence, to schematic design charettes and design development, to working with engineers and trade partners, through the construction drawing phase, to working with local jurisdictions through permitting, and to the eventual start of construction. Every project is different in both scope, design direction, and budget.

Minimum Requirements: A degree in Architecture / Residential Design / Architectural Drafting or similar; Proficient in 2D and 3D CAD software; knowledge of residential design and space planning; understanding of wood frame construction materials and methods; thorough knowledge of building codes, local zoning and jurisdictional requirements; superior technical skills with an eye for detail; the ability to manage design projects from start to finish while meeting critical deadlines in a fast paced environment.

Interior Designer

  • Design education and/or experience required
  • Assist clients with choosing selections that meet their budget and vision
  • Extensive Knowledge of plumbing fixtures, tile, countertop materials, cabinet wood stains and door styles, hardware, lighting fixtures and paint
  • Attend off-site visits to facilitate client selections for tile, plumbing, and granite
  • Assist the Lead Designer with data entry and PowerPoint/vision board creation
  • Obtain quote for various fixtures and materials
  • Perform tile layouts, calculations and renderings
  • Set up and take down of sample presentations
  • Maintain sample library

Director of Sales

  • 7-10 years of residential remodeling sales experience

Designer Sales Consultant

Job Summary:

The Designer/Sales Consultant is accountable to the Sales Manager. This position serves two roles, that of a Designer, where you will be responsible for designing all aspects of the projects that you are selling and as a Design Consultant where you will be responsible for all aspects of selling the project.

Key Duties:

  1. Designer responsibilities include, but are not limited to: a) interpreting the design wishes of the client; b) presenting value to the client through innovative design that meets the client’s needs; c) developing noteworthy design that can be easily implemented and produced; d) making selections with clients using CRM (currently BuilderTrend); e) space planning; f) site measures and CAD drawings; g) achievement or surpassing of targets for design production; h) creation of project books: red/black; either hard copy or electronically using CRM; and i) other duties as assigned;
  • Note: A Design Assistant will be available to you as needed; the time costed to a project by the Design Assistant is not to exceed 2% of the total contract and must be included in the estimated job costs. For example, on a $100,000 contract, the maximum amount of design time that can be costed to the job would be $2000.
  1. Design Consultant responsibilities include but are not limited to an annual target volume of design/build projects each year at a gross profit margin in keeping with the established company goal, presently 40.5%. This is to be achieved through: a) systematic and consistent conversion of leads into design agreements and construction contracts; b) selling of remodeling projects, which represent good value to the client and meet their needs, as well as fit with the company’s core strengths; and c) using CRM system (currently BuilderTrend) to track leads and create budget/estimate/contract for new projects.

Lead Qualification and Funnel Development

  1. Qualify all prospects using the Sandler System to determine match with Sun Design’s criteria; establish suitability of project for Sun Design
  2. Maintain funnel of qualified prospects and manage process to ensure achievement of annual sales goals.
  3. Aggressively pursue old leads and prospects until contact is established, and determine through the qualification process if and when the prospect is likely to proceed with the project
  4. Through discussion, obtain a comprehensive understanding of client’s needs and desires, pain, vision for project, budget and timeframe.
  5. Explain Sun Design’s design build process from concept to completion, including the design process, all agreements and contracts, and the production process, with the objective of raising the client’s comfort level and confidence in choosing Sun Design for their project.

Project Coordination and Estimating

  1. Organize meetings with designer to communicate and refine design concept, budget, and client expectations. Actively participate in in-house design reviews prior to presentation of design to client.
  2. Assist designer in selling and securing approval of the design
  3. Produce profitable project estimate according to client’s budget and company’s guidelines by generating requests for proposal from trades, obtaining material quotes and working with designer to obtain special order quotes. Consult with Production Department as necessary to ensure reasonableness of estimate. Working with our project management application, Builder Trend, to review and include all relevant data.
  4. Ensure all selections are finalized prior to start of job and are included in estimate

Contract Presentation and Change Orders

  1. Present contract to client, emphasizing value, process and unique experience, with objective of securing signed contract.
  2. Ensure client’s complete understanding of contract by reviewing obligations, rights, procedures, payment and production schedules
  3. Assume responsibility for pricing and selling non-routine change orders

Meetings and Project Coordination

  1. Actively participate in various meetings, including but not limited to:
  2. In-house job start huddles – to brief carpenter on project concept, drawing details and answer questions as they arise
  3. Pre-construction meetings – to officially introduce client to lead carpenter and answer/clarify any issues

Trade walkthroughs

  1. Field layout and design meetings
  2. Weekly walkthrough meetings as invited – to monitor project progress and be cheerleader for lead carpenter
  3. Project de-brief – to participate in job review

Sales meetings – to provide updates on prospects, leads, signed jobs and progress towards sales goals. Sales Manager, One-on-One meetings.

Lead generating meetings and events such as Home Tours, Open Houses, and Home Shows that typically take place on weekends and evenings.

Training and Professional Development:

  1. Maintain knowledge of products and stay current on industry trends and practices
  2. Update sales and business knowledge through seminars and workshops as approved by the Sales Manager
  3. You will be expected to keep any certifications you currently have as well as work towards additional certifications such as, AKD, AKB, CKD, KBD, AIA, ASID, NCIDQ, etc. details of which will be outlined within the first 30 days of employment as per standard design schedule.

Minimum Requirements: A degree in Architectural/Structural Design/ Residential Design / Interior Design / Drafting or similar is required; Proficient in CAD and basic functional knowledge of residential construction; industry certifications a plus.
